Star spangled staging for summer

As the sun beats down during our summer months, it’s good to keep in mind that plenty of buyers with children off for the break will take this, albeit hot, time to search for their next home. One of the best ways to remain on their radar is to stage your home for the season, adding a couple of creative touches here and there to appeal to your potential buyers. As an experienced Realtor, I’ve put together a list of ideas that I find helpful, and effective, so you can start staging for summer.

Welcome summer in (despite our Texas heat)

Let that natural light parade into your home; remove heavy drapes or curtains to welcome in the sunlight and best show off the lighting of your home. Also consider adding pops of color in and out of the house, utilizing fresh flowers, well-placed and moderate decorations, or inexpensive hanging lights.

Open those spaces

The last thing a buyer wants to see is a cluttered home. It detracts from their ability to see just how much space and potential each room may have. Make sure that you put mail and everyday items away, clearing 95 percent of counter tops around the house to ensure the best viewing possible.

Put your best exterior forward

Remember curb appeal? Consider this the summer version. Make sure that outdoor furniture is in good condition, providing repairs if needed (I suggest reupholstering or replacing old cushions or investing in water-repellent, UV-protected fabrics for slipcovers or cushion covers). Repainting the garage is also a good idea, taking little effort and money while giving your home a nice fresh look. Pops of color are, again, important to lighten up your house; consider using small doses of color, say on a fence, in colors that blend well with nature (blues, greens, whites). I’d just advise against the lawn gnome.
