Like I’ve mentioned in earlier blogs, the “offseason” of selling homes is misleading. Many people assume that house sales diminish greatly during the holiday season as people get busy preparing for family and fun. But this isn’t the off-peak period that it used to be. More studies are showing that you are more likely to sell a house during this time than any other during the year. Not only that, but you’re most likely to get a bid closer to the asking price and be able to actually sell your home more quickly than usual. There are three reasons in particular why you should really consider selling your home this month.
#1. The Real Deal
Originally, more houses sold in the spring and summer months when school-aged children were on break and could be moved to new schools more easily. But today, the reality is that more than half of home buyers are single or without children and so aren’t constrained by this particular situation. In fact, due to their own schedules regarding work, etc., these potential buyers have typically kept an eye out for better deals after the summer sales and aren’t bothered by impending weather or holiday preparations. Showing your home during this time encourages buyers who will make an offer closer to the listing price to consider your property. Also, many families that do have children and need to relocate for their jobs are wanting to move half way through the year. It makes a fresh start at the beginning of the new year.
#2. Use It or Lose It
The myth that homes do not sell as well during this season is so prominent, you will legitimately have less competition when it comes to selling your home during these next few months. Until, that is, other sellers start catching on. So don’t wait! Get moving on your sales preparations for this holiday.
#3. It’s Not as Taxing
Year-end tax breaks can be a strong incentive for end-of-the-year buyers. Deducting home purchase costs late in the year can lower taxes, with the inclusion of points, interest and property taxes. And the occasional buyer looking to avoid paying capital gains taxes on a summer purchase (if he or she lived in the house for fewer than two years) will be keeping an eye peeled for a property available during the fall season.
So ignore the fallacy that homes don’t sell during this season. There are plenty of motivated buyers looking to cash in on good deals, tax breaks, and availability of homes on their time.
