Frequently asked questions about home inspections

  Home inspections can seem daunting when you haven’t used one before. And while your local real estate agent can help fill you in on any details you might want to know, I’ve got a couple of Inspection 101 frequently asked questions that can help you prepare for your first home inspection.  

Question #1

Who pays for the inspection?

The buyer of a home is responsible for choosing the inspector and paying them, ensuring that the report the buyer receives is theirs without any interference or influence by the seller. If, as a buyer, you’re looking for an inspector, you can ask around to see who your friends or family have used in the past or ask your real estate agent about their suggestions and connections. Just make sure that whomever you choose is licensed by the Texas Real Estate Commission.

Question #2

What do inspectors do?

According to the American Society of Home Inspectors, an “objective visual examination of the physical structure and systems of a house, from the roof to the foundation” is conducted by an inspector. They will examine the house to note any damage, needed repairs, or maintenance issues on which to update the buyer. The buyer will receive a complete report based on the findings. Keep in mind, though, that inspectors may not be able to find everything — depending on limited- or no-access areas within the house.

Question #3

When should a buyer get an inspection?

A buyer will typically consult with their Realtor to discuss timing, including a termination-option period in the home-buying contract. This period allows for an amount of time for inspections, negotiations with the seller for repairs, and terminating the contract if negotiations are not agreed upon.

Question #4

Should a buyer watch the inspection?

It is not mandatory for a buyer to be on the property as the inspection takes place, but it is highly encouraged. Many inspectors do not mind if buyers accompany them or ask questions.  Most Inspectors want the buyer to attend.

Question #5

Why should a buyer get an inspection?

The better prepared a buyer can be, the better their future investment. A home is a big commitment and an inspector will make sure that you know most of the pros and cons to the property you are considering your next home.   After completing a home inspection, a buyer should talk with their Realtor about the findings, determining if any of the issues are worth addressing with the seller before moving on with the contract. A local Realtor will know exactly what steps to take and what recommendations are right for the buyer once the home inspection has been completed.     Article Citation: Lee, Jaime.
