Summer may be a popular time for home sales, as families reorient around school schedules, moving while their kids are on their summer break, but (not surprisingly) so is fall. Sales begin to drop again around the beginning of school, but pick up once more after the start of fall. October, November, and December are good times to sell property for several reasons.
First, with online resources, buyers can shop for homes at any time, even during holidays, no longer restricted by time during celebrations or poor weather. Many keep their eyes peeled virtually for the perfect property, and those who are “just looking” are still apt to see your posted sale during the fall season. Second, here in Texas moving is more prominent during better, cooler weather rather than in the heat of summer. Third, the newest generation of home buyers do not have kids in school (and therefore are not necessarily “settled” by the time school starts again). Fourth, sellers think that not as many homes sell during the holiday season, so they are less apt to put their home on the market. The reality is that December is one of the years highest sales months. With less homes on the market and less competition, it gives your home a better chance to sell. And when January rolls around, there’s a whole slew of new buyers motivated by New Year’s resolutions and realizations (from the start of taxes) that they need to buy now.
