I am sure you have heard by now how great the market is here in The Woodlands and the Houston area. We are in a multiple offer market again, but that doesn’t mean that all homes that go on the market should expect multiple offers. Homes need to be priced right and in good condition. By good condition I simply mean good curb appeal with landscaping kept trim and flowers out for warmth. Also, buyers here expect homes to be in pristine shape – clean as a whistle and sparkling. Updates are also important. Buyers want homes to be updated and move-in ready. If you think you are going on the market in the next 6 months, start now by asking me to give you tips as to what is important and what is not. Making changes to a home is costly and you only want to do what is neccessary to make the difference in the sale.
Note the average $ per square foot number below for the month of March. It has gone up 9% which is the most important statistic to know when selling. The average days on market has dropped 33% as well from a year ago which shows the supply and demand issue taking a turn from a year ago. Although, the average sale price is up only 4% (which is still very good), it can be somewhat deceiving as to the mix of homes selling to create the average price. Also, note the months of supply in the first form. It shows the difference between homes with pools and without pools. In the past there was a difference. Not anymore! It is a seller’s market when the months of supply are 6 and under. There is an obvious shortage of homes to sell in the area. So!
